Northern Family Motel

PREPARED FOR ERIC & STEPHANIE — NORTHERN FAMILY MOTEL

Hiding In Plain Sight

The rooms we've been walking past for fifteen years.

This isn't a website update. I ran the motel through the most advanced AI analysis I have access to and asked it a single question: where are we losing rooms? What came back is below. Some of it I should have found years ago. Most of it neither of us has ever discussed. All of it was already there.

THE NUMBER

1,850

EMPTY ROOM NIGHTS

That is roughly what sits unsold at Northern Family Motel between November and April. Fifteen rooms, 180 nights, and about nine of them dark every single night of the winter. Not because the rooms aren't good. Because the people who would have booked them never saw us.

Here Is The Part That Was Right In Front Of Us

There are roughly a dozen doors through which a traveler can find and book a room in Potsdam. We are standing in two of them.

WHERE WE ARE

  • Expedia (and its family: Hotels.com, Orbitz, Travelocity, Hotwire)
  • Our own website, through Sirvoy
  • Phone, walk-in, and repeat guests

WHERE WE ARE NOT

  • Booking.com — the largest accommodation site in the world
  • Google Hotels free booking links — costs nothing, ever
  • Airbnb — our suites and efficiencies are built for it
  • Agoda
  • Tripadvisor direct rates
  • Corpay Lodging — how utility and construction crews book
  • Engine — how 30,000+ companies book crew rooms
  • Furnished Finder — how travel nurses find 13-week housing
  • Direct corporate accounts with Clarkson, SUNY, and the hospital

Nine doors. All of them already unlocked. None of them open.

Our Problem Has A Season

Nothing here is broken in July. The property runs full through commencement, move-in weekend, and foliage. The business is not a summer problem. It is a five-month hole, and we have been treating it as weather instead of as a fixable gap.

NovDecJanFebMarAprMayJunJulAugSepOct0%25%50%75%100%THE HOLE — 1,850 UNSOLD NIGHTS

The five channels we are not on do not all solve this. Booking.com and Airbnb bring leisure travelers, and leisure travelers do not come to Potsdam in February.

What fills February is different, and this is the part I had never looked at before this week.

Travel nurses at Canton-Potsdam Hospital book thirteen weeks at a time. National Grid stages line crews here after ice storms. Road and campus contractors need beds for months. Clarkson plays home hockey from October through March. Winter session runs December 21 through January 15. Snowmobile traffic runs the county trail system all winter. Every one of those has a booking system, and we are in none of them.

THE PART WE HAVE NEVER DISCUSSED

There Is A Second Internet For Booking Rooms

Companies do not book crew rooms on Expedia. Hospitals do not house travel nurses on Booking.com. There is an entire parallel system built for workforce lodging, and it runs on platforms most independent motels have never heard of. All of them are free to join. None of them charge a monthly fee. We qualify for every one.

Corpay Lodging

Formerly CLC Lodging. Nearly fifty years of workforce lodging. This is how utility crews, disaster response teams, and field technicians book rooms — including walk-ins at 2 a.m. after an ice storm. Free to join. No minimums, no monthly fees.

Engine

Over 30,000 businesses book travel here, with direct billing and consolidated invoicing. Different buyer than Corpay — this is the office manager, not the dispatcher. Also free.

Furnished Finder

Where travel nurses find housing. Canton-Potsdam Hospital is 1.9 miles from our front door. A single traveler on a thirteen-week contract is about 90 room nights at zero commission, in the exact months we cannot sell.

Direct Corporate Rates

Clarkson. SUNY Potsdam and the Crane School. St. Lawrence Health. National Grid. Regional contractors. A negotiated rate is a code in Sirvoy and a booking link. It costs nothing and no one takes a cut.

Three or four extended-stay units filled from November through April is roughly $18,000 to $25,000 in revenue from rooms that are currently sitting empty. That is one phone call to the hospital and four free signups.

WHY THIS CANNOT WAIT

The Window Is About Three Weeks Wide

New channels take three to six weeks to onboard, verify, index, and start converting. Booking.com has to approve the property, build the room types, sync to Sirvoy, and then earn placement in search results — that last part takes real time.

IF WE START IN JANUARY

the winter is already gone

Busy season ends in about five weeks. Everything we build now gets paid for by a season that hasn't happened yet.

What I Need From You

Two things, and neither of them costs anything.

1.

Say yes.

I will handle every application, every connection, every listing build, all the photography and content, and the Sirvoy mapping. You will not have to learn any of it.

2.

Send me the Sirvoy export.

Channel mix, monthly occupancy, ADR, and last year's Expedia commission. Every estimate on this page becomes a real number, and I will rebuild this for you with your actual figures.

Eric — I have been building this website for fifteen years and I have been proud of every version of it. But a website is a door, and I only ever built you one door. The technology I used this week showed me eight more that were already standing there, unlocked, with people walking past them.

That is on me as much as anyone. I am telling you now because we still have time to open them before winter, and because you deserve to know what the property is actually capable of.

Let's go get the rooms.
